What is a Short Sale?

Simply stated, a Short Sale is when the lender that now owns your mortgage allows the homeowner to list and sell the mortgaged property even if the net proceeds from the sale are less than the total amount due on the loan.

Do you believe Orville & Wilbur were first to fly because they had a hammer, nails and a free weekend? Think the television was created by accident? Did Bill Gates just stumble upon the software code that has changed the world? Not a chance!

The Wright brothers created the previews of their first flight in the theatre of their minds. Naturally, there were no limitations to their imaginings as they dreamed of flying. Who knows how the dream of television became reality . . . how it was transformed from a mere visualization into vacuum tubes, knobs, and channels?

What went through Bill Gates' mind prior to his early experiments? Surely his first visions were not of a colorful package entitled "Windows 2000." Nevertheless, his vivid imagination took us all from the concept of "1's" and "0's" to today's monumentally complex world of computer software and internet browsers.

What about you? What goes on in your mind's eye while no one is looking? What do you see yourself doing in one, three, or five years? Do you hear a special future beckoning you to create an action thriller from the previews running through your imagination? Is there a stirring inside you that begs to be brought to fruition?

Why not grab some popcorn, a soft drink, and settle quietly into your favorite chair to enjoy the previews of your own imagination? Then, with a clear picture fresh in your mind, create the main attraction - your life!

Holiday Cookies

We had an office holiday party and these cookies were a big hit. I thought I would share the recipe with you all. Let me know how they turn out. Happy Holidays!

Ultimate Chocolate Chip Cookies
Cookies with an Adult Taste

1-1/2 cups flour
1/2 cup cocoa powder 1 teaspoon baking soda
1 teaspoon salt
8 ounces semisweet chocolate, broken into 1/2-ounce pieces* 4 ounces unsweetened chocolate, broken into 1/2-ounce pieces
1-1/2 cups tightly packed light brown sugar 6 ounces (12 tablespoons or 3/4 cup) butter
3 eggs
1. teaspoon vanilla extract
3 cups semisweet chocolate chips
semisweet chocolate ganache (see below)
Preheat the oven to 325 degrees F. Combine flour, cocoa, baking soda, and salt in large bowl. Stir with wire whisk. Set aside.
Melt semisweet and bittersweet chocolate. Let cool to room temperature.
Cream brown sugar and butter. Add eggs, one at a time. Slowly add dry mixture. Once combined, add vanilla and melted chocolate. Stir in chips.
Drop 2 tablespoons of cookie dough onto cookie sheets. You'll get 6 to 8 cookies per sheet. Bake for 18 to 22 minutes. Cool 5 to 6 minutes on cookie sheet. Finish cooling on wire racks. Once cool dip each cookie halfway in the ganache. Place dipped cookies on wax paper to firm-up.
Semisweet Chocolate Ganache**
12 ounces semisweet chocolate, broken into pieces
1 cup heavy cream
2 tablespoons butter
2 tablespoons sugar
Place chocolate in stainless steel bowl. Set aside. Heat heavy cream, butter, and sugar in a saucepan over medium-high heat. Stir when mixture gets hot. Bring to a boil. Pour boiling mixture over chocolate. Allow to stand for 5 minutes. Stir until smooth. Keep at room temperature until ready to dip cookies.
*Of course, if you can, use the best semi-sweet chocolate you can buy. It gives these cookies a more delicate flavor. I will admit I've also made them with semi-sweet chocolate chips from the grocery store. In fact, since these cookies use so much semi-sweet chocolate, I'll buy the 60 ounce bag of chips at a warehouse store like Costco, BJs or Sams. Believe me, everyone still loves eating the cookies.
**This recipe for ganache makes twice as much as needed. You can either half the recipe or do like I do. I freeze the other half for later. Then the next time I have suprise company for dinner all I have to do is defrost that extra pound cake I keep on hand and the gariache for a great dessert.

Should I Buy a Home Now?

I'm often asked if this is a good time to buy a home. Some clients are concerned that home prices may fall further than they have already. They are assuming that the best course of action is to wait for the bottom in the market and then buy. The problem with this approach is that you don't know where the bottom is until you see it in the rear view mirror, meaning until you've missed it!

Home prices are one factor in determining your cost of ownership, but so are interest rates and financing availability. Even though interest rates have gone up in the last six months, they are still near historic lows. Since your monthly mortgage payment is a combination of paying down your principal and paying the interest owed, if home prices come down a little further but interest rates up, it could cost you even more to service a mortgage on an identical home!

While a home is a major investment, it is also the center of your personal life. It's important to live in a home that reflects your taste and values, yet is within your financial "comfort zone." To that end, it may be more important to lock in today's relatively low interest rates and low home prices, rather than to hope for a further break in prices in the future.
